Define Your Goals

The number one thing you do before you begin the downsizing process is define your goals. If you are considering selling your home, ask yourself these questions to determine “why” you are making this change. Is it a medical or financial hardship? Are you tired of dealing with stairs in your two story home or are you an empty nester? Once you determine why you want to sell then, it’s time to tackle the “when” you will sell. Put together a realistic time line. Whether you need to move immediately or are planning to make the transition in another 6 – 12 months it is very important to put your goals in writing.

Know Your Property’s Value

It is important that you have accurate information on your property’s value. There is a lot of misinformation about the real estate market and property values. Find out what your home is worth and get a CMA! Start following the trends in your neighborhood. The CMA will reveal to you whether or not you want to spend money, time & energy to make improvements on your property. If the renovated properties in your neighborhood get a high dollar compared to the average properties then it may be worth it (however, you still want to be careful when making improvements – don’t overspend). If there is a not a big price difference between properties that are distressed, average or renovated… save your money!

You want to do everything you can to showcase your house’s strengths, while at the same time downplaying and working around it’s weaknesses. This can easily make the difference for a house that sits for months versus a house that get’s sold in the first few weeks.
